In India, the same property can be measured in three different units. A builder quotes your flat in sq ft, circle rate is given per sq m, and the plot next door is sold in gaj or guntha. Type in one figure and see it in every unit used across the country.

Which units are used where

Flats are sold in sq ft almost everywhere in India. Most states fix their circle rates per sq m, so you often need to convert before you calculate the value of a property. Plots are usually measured in sq yd, called gaj in North India and var in Gujarat. For land, people use guntha in Maharashtra, Gujarat and Karnataka, cent in Kerala and Tamil Nadu, ground for plots in Chennai, and acres or hectares for farmland.

A few examples

Changing the unit does not change the type of area

If your agreement says 1,000 sq ft of carpet area, it is still carpet area when you convert it to 92.9 sq m. It does not become built-up area. Some states apply circle rate to built-up area, so check which one your state uses before you calculate. Our guide on carpet vs built-up area explains the difference.
