- Enter your area and agreed price to see Jantri value of your property and the minimum stamp duty on it.
House in an old village settlement? Use the gamtal row for that village. Our guide on how to check Jantri rate online covers what to keep ready from your documents.
How Jantri schedule is organised (zones, FP and survey numbers)
Cities are split into value zones. Each zone has its own rates for open land (plot), residential flat (a composite rate), office, shop and industrial use. On CircleRate, every zone row lists the survey or final-plot (FP) numbers it covers wherever the schedule gives them, so you can match your documents to the right row.
Villages are listed by village and survey number. Some villages also have a gamtal (village-settlement) zone with its own rate.
Every rate is per square metre. The official schedule lists the 2011 values, and the figures on CircleRate are those values doubled, as they apply from 15 April 2023. We also show the per sq ft equivalent (₹ per sq m ÷ 10.7639): ₹28,500/sq m is about ₹2,648/sq ft.

Gujarat stamp duty and registration charges
| What | Rate | Details |
|---|---|---|
| Stamp duty on sale | 4.9% | 3.5% basic duty + 1.4% surcharge (40% of the duty) |
| Registration fee | 1% | of the property value |
| Women buyers | No registration fee | when the property is registered only in the name of a woman |
| Charged on | Higher value | the higher of your agreement price and Jantri value |
For example, suppose Jantri value of your flat is ₹45 lakh and you agree to buy it for ₹50 lakh. Your price is higher, so duty is charged on ₹50 lakh: ₹2,45,000 stamp duty and ₹50,000 registration fee. You pay ₹2,95,000 in total. If the flat is registered only in a woman's name, the ₹50,000 registration fee is waived and she pays ₹2,45,000.
Selling for less than Jantri value? It can affect the seller's income tax too. Under section 50C of the Income-tax Act, 1961 (section 78 of the Income-tax Act, 2025, from 1 April 2026), Jantri value can be taken as your sale price when your capital gains are calculated. If Jantri value is not more than 110% of your actual price, your actual price is accepted.

Jantri vs market price, carpet area and selling below Jantri
Gujarat Jantri rate: common questions
Is Jantri the same as circle rate?
Yes. Jantri is what Gujarat calls its circle rate. The official name is the Annual Statement of Rates (ASR). It is the minimum value the government uses to charge stamp duty, set per square metre for each zone and property type.
When was Jantri rate last revised?
On 15 April 2023. The state announced the change on 4 February 2023, and from 15 April 2023 the 2011 Jantri rates were doubled. All rates on our pages are these current, doubled rates. Locality pages also show the old 2011 figure, only for comparison.
Can I register a property below Jantri rate?
Yes. The deed can still be registered, but stamp duty is charged on the higher of your price and Jantri value. If the deed looks undervalued, it can be referred to the Deputy Collector (Stamp Duty Valuation) under section 32A of the Gujarat Stamp Act. That officer can fix market value and demand the shortfall with a penalty.
How is stamp duty calculated from Jantri rate?
Multiply Jantri rate for your zone and category by the area to get Jantri value. Compare it with your agreement price and take the higher figure. Stamp duty is 4.9% of that (3.5% plus a 40% surcharge), and registration fee is 1%. On ₹50 lakh that is ₹2,45,000 duty plus ₹50,000 registration.
Is Jantri rate per sq ft or per sq m?
Per square metre. Divide by 10.7639 to get the per sq ft figure: ₹28,500/sq m is about ₹2,648/sq ft. CircleRate shows both.
Does selling below Jantri affect income tax?
It can. If you sell below stamp duty value, that value can be treated as your sale price for capital gains. The rule is section 50C (section 78 of the Income-tax Act, 2025 from 1 April 2026). That doesn't apply if it is within 110% of your price. The buyer can also be taxed on the gap if the gap is more than the higher of ₹50,000 or 10% of the price.
How can I challenge a Jantri valuation?
The Deputy Collector (Stamp Duty Valuation) decides market value of an undervalued deed under section 32A of the Gujarat Stamp Act. You can appeal that order under section 32B to the Chief Controlling Revenue Authority. Courts treat Jantri as a guideline, so evidence that your property is worth less can be considered.
