Property value calculator

Every state in India sets a minimum value for property, and your stamp duty is charged on this government value or your deal price, whichever is higher. In Gujarat and Maharashtra, our calculators find the official rate for your exact zone. For any other state, enter the rate and the area below and get the value in seconds.

Use the area written in your sale deed or agreement.

3

Add it to see which value your stamp duty will be charged on.

How to use the property value calculator

  1. Find the rate for your zone. In Gujarat or Maharashtra, use the state calculator above. In other states, open your state's rate list and note the rate for your type of property: flat, plot, shop or office. Use the rate for your exact zone, not the area average.
  2. Enter the rate and choose its unit. Most states give the rate per sq m. Some quote it per sq ft or per sq yd, so pick the one that matches.
  3. Enter your area. Use the area written in your sale deed or agreement, in whatever unit it is in. The calculator converts the units for you.
  4. Add your deal price if you have one. You will see straight away whether stamp duty will be charged on your price or on the government value.

What each state calls its property rate

The government rate is the same idea everywhere, but every state gives it its own name. Circle rate is used in only a few places, such as Delhi and Uttar Pradesh. Here is what the rate is called across India:

Examples

A flat. Suppose you are buying a 1,000 sq ft flat, and the government rate for flats in your zone is ₹30,000 per sq m. 1,000 sq ft is about 92.9 sq m, so the property value is about ₹27.87 lakh. If your deal price is ₹45 lakh, stamp duty is charged on ₹45 lakh. If you agreed on ₹25 lakh, it is charged on ₹27.87 lakh instead.

A plot. Plots are often sold in gaj or var, which is the same as a square yard. For a 200 gaj plot with a rate of ₹8,000 per sq m, the area is about 167.2 sq m, and the property value comes to about ₹13.38 lakh.

What the result tells you, and what it doesn't

The figure you get here is the government's value of your property, not what it would sell for. For most city flats, buyers pay more than this, so the number only acts as a lower limit for stamp duty. It starts to matter when your deal price comes close to it or drops below it, which is more common with old buildings, plots and farmland. Then stamp duty is charged on this value, and the seller may also be taxed as if the property sold at this value. Our guide on section 50C explains the tax side.

If you feel the government value for your property is too high, you can ask for a fair valuation. See how to challenge stamp duty valuation.

Property value calculator: common questions

How do I calculate the value of my property?

Multiply the government rate for your zone by the area of your property, after putting both in the same unit. For example, a 1,000 sq ft flat is about 92.9 sq m, so at ₹30,000 per sq m its value is about ₹27.87 lakh. If your property is in Gujarat or Maharashtra, our state calculators find the rate for you.

Should I use carpet area or built-up area?

It depends on your state. Maharashtra, for example, applies Ready Reckoner rate to built-up area. Check what your state uses, and enter the matching area from your papers. Changing the unit does not change the type of area.

My state rates land in bigha. Can I use this calculator?

Not directly, because a bigha is a different size in different states and even districts. Convert your area to sq m, sq ft or acres using the local measure first, then enter it here.

Why is my Sub-Registrar's figure a little different?

Many states adjust the value for the floor, the age of the building, a lift, parking or the cost of construction. This calculator gives the basic rate × area value, which is the starting point for all of these.

Which states have a calculator that finds the rate for me?

Gujarat and Maharashtra, where our zone wise rates are live. In those states you only choose your area and zone. For other states, find the rate in your state's official list and enter it in the calculator on this page.
