How to find Ready Reckoner rate for your property

  1. Search for your area or village in the search box at the top, or pick your district from the list above.
  2. On the locality page, find your zone. In cities, zones are described by road, landmark or area; in villages, type your survey number. Your CTS or survey number is on your property card, 7/12 extract or sale agreement.
  3. Read the rate for your property type: open land, flat, office, shop or industrial. Each rate is given per sq m and per sq ft.
  4. Enter your area and agreed price to see Ready Reckoner value of your property and the minimum stamp duty on it.

Flat rates are for built-up area. If your agreement gives carpet area, it is converted with a factor of 1.1 or 1.2 before the rate is applied. Our guide on how to check Ready Reckoner rate online covers what to keep ready from your documents.

How Ready Reckoner schedule is organised (zones and CTS numbers)

District, taluka, village. The ASR is arranged by district, then taluka, then village. In cities, a village is split into zones and sub-zones, which are identified by CTS (city survey) or survey numbers.

Five categories, per sq m. Each zone has rates for open land, residential (flat), office, shop and industrial use, all per square metre. We also show the per sq ft equivalent (₹ per sq m ÷ 10.7639).

Built-up area, with adjustments. Flat rates apply to built-up area; the ASR guidelines convert carpet area using a prescribed factor (1.1 or 1.2, depending on the area and year). The guidelines also raise the value for higher floors in lift buildings, reduce it for upper floors without a lift, and depreciate the construction part of older buildings.

WhatRateDetails
Stamp duty in Mumbai6%5% basic duty + 1% metro cess, within BMC limits
Stamp duty in Pune, Pimpri Chinchwad, Thane and Nagpur7%5% basic duty + 1% LBT surcharge + 1% metro cess, within the municipal corporation
Stamp duty in other municipal corporations6%5% basic duty + 1% LBT surcharge, for example in Kolhapur, Solapur, Amravati and Sangli
Stamp duty in councils and villagesDepends on areadiffers for municipal councils, nagar panchayats and villages; the Sub-Registrar office can confirm it
Registration fee1%of the property value, up to ₹30,000 at most
Women buyers1% less stamp dutyif the buyer is a woman, e.g. 5% in Mumbai and 6% in Pune
Charged onHigher valuethe higher of your agreement value and Ready Reckoner value

For example, suppose Ready Reckoner value of your flat in Pune is ₹90 lakh and you agree to buy it for ₹1 crore. Your price is higher, so duty is charged on ₹1 crore: ₹7,00,000 stamp duty at 7% and a ₹30,000 registration fee, the maximum. You pay ₹7,30,000 in total. If the flat is bought only by a woman, stamp duty drops to 6%, so she pays ₹6,00,000 plus ₹30,000, or ₹6,30,000.

Selling for less than Ready Reckoner value? It can affect the seller's income tax too. Under section 50C of the Income-tax Act, 1961 (section 78 of the Income-tax Act, 2025, from 1 April 2026), Ready Reckoner value can be taken as your sale price when your capital gains are calculated. If Ready Reckoner value is not more than 110% of your actual price, your actual price is accepted.

Maharashtra Ready Reckoner rate: common questions

Is Ready Reckoner rate the same as circle rate?

Yes. Ready Reckoner is Maharashtra's name for circle rate. Its official name is the Annual Statement of Rates (ASR), published by the IGR. It is the minimum value used to charge stamp duty, not market price.

What is stamp duty in Mumbai, Pune, Thane and Nagpur?

Mumbai (BMC limits) is 6%, including the 1% metro cess. Pune, Pimpri-Chinchwad, Thane and Nagpur are 7%: 5% duty, 1% LBT surcharge and 1% metro cess. Women buying a home alone pay 1% less. Registration fee is 1%, capped at ₹30,000 across the state.

Is Ready Reckoner rate on carpet area or built-up area?

Built-up area. If you only know the carpet area, the ASR guidelines convert it using a prescribed factor (1.1 or 1.2, depending on the area and year).

Can I register a flat below Ready Reckoner value?

Yes, but stamp duty is charged on the higher of your price and Ready Reckoner value. The deed can also be referred to the Collector under section 32A of the Maharashtra Stamp Act. For income tax, stamp duty value can be treated as your sale price (section 50C, now section 78 of the Income-tax Act, 2025). That doesn't apply if it is within 110% of your price.

Do women buyers pay less stamp duty in Maharashtra?

Yes. Since 1 April 2021, a woman buying a home, on her own or with other women, gets a 1% concession, for example 5% instead of 6% in Mumbai. The earlier condition barring sale to a male buyer within 15 years was dropped in 2023.

How do I challenge a Ready Reckoner valuation?

Before registering, you can ask for adjudication under section 31. If the Collector fixes a higher value under section 32A, you can appeal within 60 days under section 32B. The appeal goes to the Additional Controller of Stamps for Mumbai, or to the Deputy IGR elsewhere.
