How to read the comparison
The middle rate for flats across all zones of the area, per sq ft and per sq m.
The lowest and highest zone rates. A wide range means your exact zone matters a lot.
Circle rate value of a 1,000 sq ft flat at the average rate, so you can compare in rupees.
An example
Suppose you are choosing between Bandra West and Andheri West in Mumbai. The average rate for flats is about ₹29,102 per sq ft in Bandra West and ₹18,193 per sq ft in Andheri West, so Bandra West is about 1.6 times higher. On a 1,000 sq ft flat, that is a circle rate value of about ₹2.91 crore against ₹1.82 crore. If your deal price is close to these values, your stamp duty will differ in the same way.
A higher circle rate doesn't always mean a costlier area
Two areas with similar circle rates can have very different property prices, because the government revises rates only from time to time while prices move every month. One area may have seen prices shoot up since the last revision, while the other has stayed flat. Our guide on circle rate vs market value explains the gap. So read this comparison as a guide to how the government values each area and how much stamp duty you are likely to pay there. For the actual stamp duty on your deal, use the stamp duty calculator.
Comparing circle rates: common questions
What does the average rate mean?
Most areas are split into several zones, each with its own rate. We take the rate for flats in every zone and use the middle one as the average. Half the zones are at or below it and half are at or above it, so one very high or very low zone does not pull it up or down.
Why do you show the range by zone?
Because the average alone can hide a lot. An area where zones run from ₹2,000 to ₹6,000 per sq ft is very different from one where every zone is ₹4,000, even if both have the same average.
Can I compare areas in two different states?
Yes. Every rate is shown in ₹ per sq ft, so you can compare any two areas. Just keep in mind that each state revises its rates at a different time, so a comparison across states is a rough guide.
Does a higher circle rate mean the area is costlier to buy in?
Usually it means more stamp duty, because duty is charged on the higher of your price and circle rate value. But circle rates are not market prices, and the gap between the two can be very different from one area to another.
Why is there no rate for flats in some areas?
Some areas, mostly villages and industrial zones, have rates only for land, shops or offices. Open the area page to see the rates that are available.
