How to use Jantri rate calculator
- Choose your district. All 33 districts with published Jantri rates are in the list.
- Choose your area or village. Big cities are split into many areas, so pick the one named in your property papers.
- Find your zone. Type your final plot (FP), survey or city survey number, and the calculator picks the zone that lists it. If your house is in the old village settlement, choose the gamtal zone.
- Choose the type of property: flat, open plot, office, shop or industrial. Each zone has its own rate for each type.
- Enter the size from your sale deed or agreement. You can use sq ft, sq m, sq yd (var or gaj), guntha or acre.
The result shows Jantri value, the rate used for your zone in both sq m and sq ft, and what the value was under the 2011 Jantri.
How Jantri value is calculated
The formula is simple: Jantri value = Jantri rate × area. Gujarat publishes every Jantri rate per square metre, so the area is first converted into square metres.
Here is a real example. Suppose you are buying a 1,000 sq ft flat in zone 6/1 of Paldi, Ahmedabad. Jantri rate for flats there is ₹27,500 per sq m, about ₹2,555 per sq ft. 1,000 sq ft is about 92.9 sq m, so Jantri value comes to ₹25,54,834, or ₹25.55 lakh.
Plots in Gujarat are often sold in var or gaj, which is the same as a square yard. One sq yd is about 0.84 sq m, so a 200 var plot is about 167 sq m. Choose sq yd in the calculator and it does this conversion for you.
Finding your zone by survey or FP number
Jantri is not arranged by street address. In cities with town planning schemes, each zone lists final plot (FP) numbers. In villages and on the edge of cities, zones list survey or block numbers, and older city areas use city survey numbers. Across Gujarat there are 27,746 zones, and two plots on the same road can fall in different zones with different rates.
So start with the number written on your sale deed, property card or 7/12 extract. Type it into the zone box, and the calculator shows only the zones that list it. Our guide on finding Jantri rate by survey number explains where to find the number on each document.
Old Jantri and current Jantri
Gujarat kept the same Jantri from 18 April 2011 for twelve years. From 15 April 2023, the state doubled all the 2011 rates, and those doubled rates still apply today. In the Paldi example above, the same flat was valued at ₹12,77,417 under the 2011 Jantri, half of today's figure.
The calculator shows both values. The old figure helps when you are reading an old sale deed, a loan file or a valuation report that used the 2011 rate. For a new registration, only the current value counts.
A draft revised Jantri was published on 20 November 2024, with objections taken until 20 January 2025. It has not come into effect yet. Our page on the new Jantri rate in Gujarat tracks where it stands.
What to do with your Jantri value
Jantri value is the least value the government will accept for your property. When you register a sale, stamp duty and registration fee are charged on your agreement price or Jantri value, whichever is higher. Use the button under the result to open stamp duty calculator with your Jantri value already filled in. For the big cities it opens the city's own calculator: Ahmedabad, Surat, Vadodara and Rajkot.
If you are selling below Jantri value, the income tax department can also treat Jantri value as your sale price. Read section 50C explained before you agree on a low price.

Jantri rate calculator: common questions
What is a Jantri rate calculator?
It is a tool that finds Jantri value of a property in Gujarat. You pick the district, area and zone, choose the type of property and enter its size. The calculator takes the official Jantri rate for that zone and multiplies it by your area. Our calculator covers 33 districts and 927 areas.
How do I calculate Jantri value of my flat?
Multiply Jantri rate for flats in your zone by the area of the flat in square metres. For example, a 1,000 sq ft flat is about 92.9 sq m. In zone 6/1 of Paldi, Ahmedabad, the flat rate is ₹27,500 per sq m, so Jantri value is about ₹25,54,834.
Is Jantri rate per sq ft or per sq m?
The official Jantri gives rates per square metre. One square metre is about 10.76 sq ft or 1.2 sq yd, so the calculator lets you enter your size in sq ft, sq m, sq yd (var or gaj), guntha or acre and converts it for you.
How do I find which zone my property is in?
Each zone in Jantri covers a set of final plot (FP), survey or city survey numbers. Type your number into the zone box and the calculator shows the zone that lists it. You will find the number on your sale deed, property card or 7/12 extract.
Is the new Jantri rate applicable in 2026?
Not yet. Gujarat still uses Jantri rates that apply from 15 April 2023, when the 2011 rates were doubled. A draft revised Jantri was published on 20 November 2024, but it has not come into effect. The calculator uses the 2023 rates.
Is Jantri value the same as market value?
No. Jantri value is the minimum value the government accepts for stamp duty. Market value is the price a buyer actually pays, which is often higher in cities. Stamp duty is charged on whichever of the two is higher.
What is Jantri called in Gujarati?
Jantri is જંત્રી in Gujarati, and the rate is often called જંત્રી દર or જંત્રી ભાવ (jantri bhav). In official papers it is the Annual Statement of Rates (ASR). They all mean the same government rate.
