We started CircleRate so that anyone in India can look up circle rate for their area in a minute, without digging through long government PDFs. Most people use our figures to plan a purchase or a sale, so we want to be honest about what they can and can't do for you. Please read this page before you rely on any rate or calculation here for a payment, a deal or a tax return.

An independent website, not a government one

CircleRate is run by a small independent team. We are not connected to any state government, registration or revenue department, or Sub-Registrar office, and none of them has reviewed or approved this site. We don't sell property, take commission from brokers or builders, or give professional advice.

The government's rate list is the final word

Every rate you see here is taken from the rate list that the state government publishes, and we check our data against that list before a state goes live. You can read our full process on the methodology page.

Still, the official list is what the Sub-Registrar uses on the day you register. A state can revise its rates at any time, sometimes with very short notice, and a mistake can slip into any large dataset, including ours. If a figure on CircleRate ever differs from the official list, go by the official list.

Finding the right zone is up to you

Most areas are split into several zones, and each zone can have a very different rate. The zones are defined by survey, plot or ward numbers, or by a road or landmark, and not by postal address. Two buildings on the same street can fall in different zones.

Our area names are there to help you search. They don't always match a postal address, a builder's project name or a municipal boundary. Before you use a rate, match the zone details with your sale deed, property card or land record, and if you are not sure, ask the Sub-Registrar office.

What our rates may not include

The rate list gives a base rate for each zone and type of property. The final value of your property can be higher or lower than that base rate because of:

The average rate shown for each area is the middle value of its zone rates. It is useful for comparing areas, but don't use it to pay stamp duty.

Calculator results are estimates

Our stamp duty, property value, area and Section 50C calculators use the figures you enter and the general rules for each state. They are built for a standard sale of a flat, house, plot, shop or office. The amount you finally pay can differ because of the type of document (gift, lease, power of attorney and so on), concessions such as those for women buyers, local surcharges and cess, rounding by the registration office, and changes in the law after we last checked.

Use the result to plan your budget. The figure that counts is the one the Sub-Registrar office calculates when you register.

Not legal, tax or valuation advice

Our guides explain the rules in simple words, but nothing on CircleRate is legal advice, tax advice, investment advice or a valuation report. For a big decision, such as signing an agreement, challenging a valuation or filing your capital gains, speak to a lawyer, a registered valuer or a chartered accountant who can look at your papers.

Our responsibility

We check our data against the official list before a state goes live, but we can't accept responsibility for any loss that comes from relying on this site, including extra stamp duty, a penalty or a tax demand. The full legal terms are in our terms and conditions, and this disclaimer is part of them.

Spotted a mistake?

If a rate, an area name or a zone looks wrong, please contact us with the page link and what you found. We check every report against the official list and correct the site if we got it wrong.
