How to check Jantri rate online in Gujarat

What this guide covers

Jantri rate is the minimum value on which you pay stamp duty and registration fee in Gujarat. To check it, all you need is your district and the name of your area. Below are the steps to find the rate, read it, and turn it into Jantri value of your property.

Already have your survey or FP number in hand and want to match it to the exact zone? Our guide on how to find Jantri rate by survey number covers that step in detail.

Which Jantri is in use right now?

Before you check anything, it helps to know which Jantri you are looking at. Gujarat is still using Jantri rates that came into effect on 15 April 2023. These are the 2011 rates, doubled. A new Jantri was released as a draft in November 2024, but it has not come into effect yet, so the 2023 rates are the ones used for stamp duty today. You can read more in our guide on the new Jantri rate in Gujarat.

How to check Jantri rate for your area

  1. Go to Gujarat Jantri rates and choose your district, for example Ahmedabad or Surat.
  2. On the district page you will see every area with its average Jantri rate for flats. Scroll through the list or use the search box to find your area.
  3. Open your area. At the top you will see the average Jantri rate for flats, open plots, offices, shops and industrial units, both per sq ft and per sq m.
  4. Scroll down to see the zone wise rates. Your exact rate depends on your zone, which you can find from the survey or FP number in your papers.

If you only want a rough idea, the average rate at the top of the area page is enough. If you are about to register a property, use the rate for your exact zone.

How to read Jantri rate

A Jantri rate is always linked to two things: the zone and the type of property. In the same zone, a shop can have a rate two or three times that of a flat. So always check that you are looking at the right row and the right type.

The government fixes the rate per square metre. Flats in Gujarat are usually sold by sq ft and plots by var (square yard), so here is how to convert:

You won’t need the first one on CircleRate, since every rate is already shown per sq ft as well. For the others, the area converter does the work for you.

How to calculate Jantri value of a flat

Suppose you are buying a 1,100 sq ft flat in Paldi, Ahmedabad, and your building is in zone 6/1. Jantri rate for a flat in this zone is ₹27,500 per sq m, which is about ₹2,555 per sq ft.

Since your deal price is higher, stamp duty is charged on ₹65 lakh. That is ₹3,18,500 as stamp duty at 4.9%, and ₹65,000 as registration fee at 1%.

In big city areas the deal price is usually a lot more than Jantri value, as in this example. Jantri value matters most when the price is close to it or below it, which happens more often with old properties, plots and land. You can try your own numbers in the Gujarat stamp duty calculator.

Why you may see different Jantri figures

It is common to find two or three different Jantri figures for the same area. Here is why.

You may be looking at the 2011 Jantri. Many old PDFs still going around show the 2011 rates. Today’s rates are double those. Every area page on CircleRate shows both, so you can compare.

You may be looking at the draft Jantri. Figures from the November 2024 draft are proposals. They are not used for stamp duty.

You may be looking at a different zone. One area can have dozens of zones with very different rates. Paldi has 9 zones, while Thaltej has 48.

You may be looking at a different property type. The flat, plot and shop rates in the same zone can be far apart.
