Who pays 6% in Mumbai

The 6% rate applies to property inside the Brihanmumbai Municipal Corporation (BMC), which covers both Mumbai City (the island city, from Colaba to Mahim and Sion) and Mumbai Suburban (from Bandra and Kurla up to Dahisar and Mulund). Ready Reckoner rates for both are published separately, so check the Mumbai City or Mumbai Suburban rates for your zone.

Cities around Mumbai, such as Thane, Navi Mumbai and Mira Bhayandar, are outside BMC and have their own rate. Since registration fee stops at ₹30,000, almost every flat in Mumbai pays the same ₹30,000, whatever its price.

Stamp duty in Mumbai: common questions

What is stamp duty for women in Mumbai?

5% instead of 6%, when every buyer on the deed is a woman and the property is a home. On a ₹1.5 crore flat, that saves ₹1,50,000. Registration fee stays at ₹30,000.

Is stamp duty different in South Mumbai and the suburbs?

No. The rate is 6% across BMC limits, in Colaba as well as Borivali. What changes is Ready Reckoner rate, so the minimum value of a flat is much higher in South Mumbai.

Do I pay stamp duty on the carpet area price or the agreement value?

On the agreement value, or Ready Reckoner value if that is higher. Ready Reckoner value is calculated on the built-up area of the flat, not the carpet area.

Is the 1% metro cess still charged in Mumbai?

Yes. It has been part of the 6% since 1 April 2022 and is paid along with stamp duty at the time of registration.
